Most of you probably don’t know me yet.And that’s intentional. I've built a real estate media business—Virtual Open House—since 2018, mostly operating in Flagler County. When I moved to Orlando about a year ago, I decided to introduce myself to realtors as a real estate agent, not as a photographer. Why? Honestly, to avoid exactly the awkward conversation we're having now.

So let’s clear the air: Yes, I'm a newly licensed agent. And yes, I'm still figuring this real estate thing out. But there's something I do know well—real estate media. After years behind the lens, I've learned one important lesson: if I truly wanted to experiment with creative ways to market homes effectively, I needed to be licensed myself. So here I am—licensed, curious, and openly in the Research & Development phase of my real estate career.

Why Experiment?

We’re clearly entering a shifting real estate market. Inventory is climbing, home prices have flattened, and buyers are getting pickier. Aggressive cash offers from investors are becoming commonplace, and sellers may soon have to face offers that require meaningful, realistic conversations.

My experiment: proactively engaging buyers to make reasonably aggressive initial offers—not to offend, but simply to spark genuine negotiations and get conversations rolling. Will this approach be perfect every time? Honestly, I don’t know yet. But I'm eager to test it, learn openly, and share any valuable insights with you.
